Adaptive re-use of historic Sears Distribution Center featuring 300,000 sf of retail located in gentrifying area of Atlanta, six miles from Lenox Square.
APPROACH
Conceptualize a critical mass of retail within the 1.1 million square foot mixed use development that connects with the area residents’ bohemian style and urban edge.
STRATEGY
Define and prove the viability of the new Midtown East submarket for Atlanta located in a previously blighted area; Set merchandising strategy to include mix of local and national brands that align with development vision and millennial consumer.
RESULTS
Created #1 most visited destination in Atlanta and catalyst for $4B of investment along Eastside Trail of Atlanta Beltline by YE 2017.
Curated mix of 60% national brands and 40% local and regional concepts including 13 first to market tenants.
Four years after opening, office rents at PCM broke $53 psf, a record high for Atlanta, besting more established submarkets Downtown, Midtown, Buckhead.
